The real TPL story in 2026 is a transformation: from a passive landowner collecting royalty checks, into a far more diversified Permian infrastructure player — water treatment and desalination (via wholly-owned subsidiary Texas Pacific Water Resources, TPWR) and land monetization for power generation and data centers (riding the AI/power-demand tailwind), alongside the original oil & gas royalty stream that still anchors the business.

TPL owns roughly 873,000 surface acres in the Permian Basin of West Texas. Its business model is asset-light — TPL itself does NOT drill or operate wells, so there is no drilling capex burden weighing on the balance sheet. The company runs through two core segments:

  • Land and Resource Management — surface leases, easements, materials sales, oil & gas royalty interests, and commercial leases (including the new power/data-center land deals)
  • Water Services and Operations (TPWR) — brackish water sourcing, and gathering/treatment/recycling/disposal of produced water for Permian operators
