Before looking at any other number on PSA, understand this first: on July 22, 2026 — literally one week before this report was written — Public Storage officially closed a transformational all-stock acquisition of National Storage Affiliates (NSA), a fellow self-storage REIT, in a deal valued at approximately $10.5 billion. NSA shareholders received 0.14 PSA shares for each NSA share they held. The result: PSA has absorbed more than 1,000 additional storage facilities totaling 69 million rentable square feet, meaningfully deepening its Sunbelt exposure.
This is not a minor transaction. It reshapes PSA's scale almost overnight, and it means the "current earnings" story for PSA right now is a blend of steady core operations plus the early stages of integrating a large newly-acquired portfolio.
Public Storage is the world's largest self-storage REIT by capacity, operating thousands of storage facilities across the United States (and now, via NSA, broader exposure to secondary/regional markets). The business model is straightforward: rent storage units to individuals and small businesses on a month-to-month basis, generating high operating margins because physical upkeep costs are relatively low compared to other real estate types.
This matters because many older sources still reference the outgoing leadership: Joseph D. Russell Jr., PSA's longtime CEO, formally retired effective March 31, 2026 (he remains a consultant through March 2027 to support the transition). The new CEO is H. Thomas (Tom) Boyle, effective April 1, 2026. The new CFO is Joseph D. Fisher, effective February 16, 2026. Shankh Mitra (CEO of Welltower, a PSA trustee since 2020) has become non-executive Chairman.
This leadership shift arrives alongside a new strategic framework called "PS4.0" — encompassing a new digital platform ("PS Next") for AI/data-driven pricing and marketing, accelerated external growth (M&A and development), and performance-based executive compensation tied to shareholder returns. As part of PS4.0, PSA also relocated its corporate headquarters from Glendale, California to Frisco, Texas (a new 119,000 sq ft facility).
Founder's legacy: Public Storage was founded by B. Wayne Hughes in 1972, and the Hughes family was long one of the company's largest shareholders and influential figures across several decades of the self-storage industry's early growth in the US.
IMPORTANT for Muslim investors: per Zoya's reference data, PSA is classified as NON-COMPLIANT (NON_COMPLIANT). This is common among REITs because their financing structures typically rely heavily on interest-bearing debt (PSA carries roughly $10.3 billion in total debt) and/or have non-compliant income ratios exceeding standard Shariah screening thresholds (e.g., AAOIFI-style screens). We state this plainly: PSA is NOT a suitable holding for investors prioritizing Shariah compliance in their portfolio.
