Company Profile

Who Is Kimco Realty?

Kimco Realty Corporation (NYSE: KIM) is the largest grocery-anchored shopping center REIT in the United States - owning more than 400 properties totaling roughly 59 million square feet (nearly 100 million square feet including joint ventures/managed assets), concentrated in coastal and Sun Belt first-ring suburbs.

Why 86% Grocery-Anchored Matters

Approximately 86% of Kimco's annual base rent (ABR) comes from grocery-anchored centers. This means the primary anchor tenant is a supermarket - the place people visit weekly for daily necessities, not discretionary or luxury goods.

  • Relatively e-commerce resistant: consumers cannot practically "click and buy" fresh milk or produce every day - the physical grocery trip remains necessary, keeping foot traffic stable even as e-commerce grows.
  • Relatively recession resistant: spending on daily necessities (groceries, pharmacy, services) is far less sensitive to economic cycles than fashion or luxury retail.

Landlord Pricing Power - The Core Thesis

The US has built essentially no new shopping centers since around 2009 - construction economics make new development uneconomic at today's costs. When supply stays flat while quality tenant demand remains strong, landlords like Kimco hold the pricing power. The proof: Kimco's new-lease spreads hit +23.8% in Q1 2026 - meaning new tenants are paying 23.8% more rent than the prior tenant vacating the same space.

Backfilling Bankrupt Boxes - Downgrade Into Upgrade

When legacy retailers like Rite Aid or Big Lots go bankrupt and vacate space, Kimco backfills those boxes with stronger-credit tenants - at higher rents. This looks like short-term disruption (occupancy dips) but is actually an opportunity to upgrade tenant quality and income.

Leadership

CEO Conor Flynn (since 2016) is credited with the portfolio "high-grading" strategy - divesting lower-quality assets and concentrating on dense, high-income suburban markets. Kimco has been NYSE-listed since 1991, one of the first shopping center REIT IPOs in the US (founded 1958 by Milton Cooper).

Shariah Status

NON_COMPLIANT. Kimco is a conventional REIT with financing structures and interest income that do not meet Shariah compliance criteria. This report is provided for educational/market analysis purposes only - not an investment recommendation for Shariah-sensitive readers. Readers seeking Shariah-compliant US REIT exposure should look at alternatives within the mahersaham ecosystem.
