Alexandria Real Estate Equities Inc (NYSE: ARE) is the pioneering and largest pure-play REIT (Real Estate Investment Trust) in a highly specific niche - life science laboratory real estate. The business model is straightforward: ARE develops and owns Class A laboratory campuses (branded “Megacampus”) in the most important biotech/pharmaceutical clusters in the United States - Greater Boston/Cambridge, the San Francisco Bay Area, and San Diego - then leases that lab and R&D office space to biotech companies, large pharmaceutical firms, and research institutions.
The “Megacampus” concept matters: these are not ordinary office buildings. They are large campuses located near leading universities and research hospitals, purpose-built for laboratory requirements (fume hoods, specialized HVAC, high floor-load capacity) that are expensive and difficult for competitors to replicate. Key tenants include high-credit pharmaceutical companies - for example, Bristol Myers Squibb just took delivery of a 427,000-square-foot build-to-suit space at Campus Point, San Diego (July 2026), with that campus now 95.4% leased.

This is the most important thing to understand about ARE today: the company is in the middle of the worst laboratory oversupply crisis ever recorded. National lab/R&D vacancy hit a record 23.8% (CBRE data), while JLL puts aggregate vacancy across the 10 largest markets at 27.4% in Q1 2026 - with Boston and the Bay Area both above 30%. The root cause: a massive construction boom during the 2021 COVID-era biotech boom colliding with a subsequent biotech funding winter and tenants using less space per employee.
The direct impact on ARE: portfolio occupancy fell to 87.7% (Q1 2026), down from 90.9% at year-end 2025 and roughly 94-95% back in 2023. More concerning still - zero new leases were signed with public biotech companies in Q1 2026, showing that the riskiest tenant cohort has essentially vanished from demand.
On December 3, 2025, ARE announced a 45% dividend cut - from $1.32 to $0.72 per quarter - the FIRST dividend cut in company history since its 1997 IPO. This was an open acknowledgment from management that the operating environment had shifted structurally, not just temporarily.
