Teladan Group Berhad — More Than a Melaka Developer

Teladan is in the midst of the most significant transformation in its history. Founded in 1997 and listed on Bursa Malaysia's ACE Market on 16 March 2021 — with an IPO oversubscribed 17.47 times — the company is evolving from a Melaka-centric residential developer into a multi-segment property group spanning residential, industrial, and commercial sectors across multiple states.

The old story was Melaka landed homes. The new story is an industrial park developer riding Malaysia's manufacturing boom, with geographic expansion into Selangor and Negeri Sembilan.

Business Segments

• Melaka Residential (dominant) — Landed and high-rise housing in Melaka: Taman Bertam Heights, Taman Desa Bertam (new collection), Taman Gapam Perdana, Bali Residences, and Taman Impiana Kesang Phase 2.
• Industrial Development (NEW) ✅ — German Technology Park (GTP) in Jasin/Bemban, Melaka. A 418.63-acre industrial park and Melaka's first Managed Industrial Park (MIP). This is Teladan's most significant medium-to-long-term growth catalyst.
• Geographic Expansion (NEW) — Stanum Residences in Selangor, Bukit Intan Commercial Centre in Negeri Sembilan (launched Jan 2026). Teladan is actively reducing its dependence on a single market.

Completed Landmark Project

Atlantis Residences — 40-storey serviced apartment tower with 1,360 units, valued at over RM500 million. A proof of concept that Teladan can execute large-scale, high-rise development.

Landbank

Teladan holds 663.5 acres of total landbank with 213.7 acres undeveloped — providing a strong foundation for long-term growth across Melaka, Selangor, and Negeri Sembilan.

Q2 FY2026: Strong YoY Growth, Revenue Down QoQ

For the quarter ended 30 Jun 2026, Teladan reported revenue of RM88.0 million (+31.0% YoY), PBT of RM12.92 million (+59.9% YoY) and net profit attributable of RM9.31 million (+42.4% YoY). EPS was 1.12 sen versus 0.79 sen a year earlier. Against Q1 FY2026, revenue fell 8.9% as Taman Bertam Heights Phase 2A1 completed and Taman Gapam Perdana Phase 1B and Taman Desa Bertam Phase 4B contributed less.

First half FY2026: revenue RM184.59 million (+39.1%), PBT RM26.68 million (+56.0%), NP RM19.45 million (+49.6%). Property sales were RM189.86 million. Unbilled sales at 30 Jun 2026 were RM323.37 million, about 1.75 times 1H revenue, which management calls a solid revenue base for 2H FY2026.

Caveat: unbilled sales are slightly below the RM339.5 million at the start of the year, so new sales are mostly replacing billings rather than building the book.

Teladan is a growth stock, not an income stock. The latest dividend found is 1 sen per share (ex-date 16 December 2025), a yield of about 1.7% at the current price. No dividend was declared with the Q1 or Q2 FY2026 results.

With 830.6 million shares outstanding, 1 sen costs about RM8.3 million, roughly 30% of FY2025 NP (about RM28.1 million). The low payout leaves room, but the company is retaining cash for GTP and land.
