Lennar Corporation (LEN) is one of the largest homebuilders in the United States, listed on the NYSE with a market cap of roughly $20.3 billion. But the real story for Lennar in 2026 is not just 'another homebuilder', it is a major transformation of its underlying business model.

In February 2025, Lennar completed the spin-off of Millrose Properties (NYSE: MRP), transferring approximately 105,000 homesites out of Lennar into a standalone, publicly traded land-development platform. In plain terms: Lennar used to own and carry land risk directly on its own balance sheet. Now, the risk of holding and developing that land sits with Millrose, while Lennar focuses purely on what it does best, building and selling homes. Lennar retains an ongoing option relationship with Millrose, allowing it to buy back land as needed for construction, without carrying it on its books indefinitely.

This makes Lennar an asset-light homebuilder rather than a land-heavy one. The business is squarely focused on entry-level and first-time homebuyers, the segment that underpins structural housing demand in the US even during cyclical downturns.

On capital allocation, management has continued share buybacks and dividend payments even while margins came under pressure in 2026, a signal of confidence in the company's longer-term cash generation.
