Sunway Real Estate Investment Trust (SUNREIT, 5176) is not just another REIT. It is the primary real estate investment vehicle of Sunway Berhad - one of Malaysia's most respected conglomerates. Since listing on Bursa Malaysia on 8 July 2010, SUNREIT has grown into one of Malaysia's largest and most diversified REITs.

What makes SUNREIT distinctive is its tight relationship with Sunway Berhad as sponsor - which holds approximately 40.9% of units in SUNREIT. This means Sunway Berhad has a major financial incentive to keep SUNREIT healthy and growing. This model is known as "sponsor pipeline" - where new assets from the Sunway ecosystem can be injected into SUNREIT over time, providing a visible growth runway.

Property Portfolio: Diversification Is the Strength

As of FY2025, SUNREIT manages a portfolio comprising 5 retail malls, 6 hotels, 5 offices, 1 medical centre, and 2 industrial properties - spanning a total gross floor area (GFA) of approximately 18 million sq ft.

Management

SUNREIT is managed by Sunway REIT Management Sdn Bhd - 80% owned by Sunway Berhad and 20% by Millennium Pavilion Sdn Bhd. The current CEO is Mr Derek Teh Wan Wei (appointed December 2025), succeeding Clement Chen who was elevated to CFO of Sunway Berhad.

This leadership change is actually positive - Clement Chen as Sunway Berhad's CFO now oversees the group's M&A pipeline. This means the asset injection pipeline from Sunway Group to SUNREIT remains intact, arguably stronger with Chen's elevated position enabling faster identification of assets suitable for REIT injection.

SUNREIT is Shariah compliant and listed on Bursa Malaysia's Shariah index. This opens SUNREIT to Malaysian Muslim investors and large Shariah-compliant funds both domestically and globally.
